Documenting our new build home from Bellway

We moved into our new build home from Bellway in February 2024. This page is a plain, factual record of what has happened since. It is not written to cause drama. It is a timeline of forgotten repairs, complaints about out of plumb walls that were not addressed, and the NHBC claims and inspections that are still ongoing. We are keeping it here so other homeowners, prospective buyers, and anyone following the situation can see the sequence of events clearly.

TIMELINE OF EVENTS

What happened, in order

February 2024 — Move-inWe completed and moved into the new build home from Bellway.
Early defects noticedShortly after moving in we noticed walls that did not look plumb, along with issues in the brickwork. We began keeping notes and dates.
Complaints raised with BellwayWe reported the out of plumb walls and the brickwork concerns. Some items were logged, some were not acted on, and complaints about the walls were not addressed.
Repairs promised, then forgottenA number of repairs were agreed but did not happen. Follow-up appointments passed without work being carried out.
NHBC claim raisedWith the defects unresolved, we raised a claim with the NHBC covering the reported items.
Inspections carried outInspections were arranged and carried out to look at the defects. We are still waiting for a clear result from these.

REPAIRS AND DEFECTS

The key defects

  • Out of plumb walls
  • Cracked bricks

  • Use of 3/4 bricks and still large prep joints

Several agreed repairs were forgotten and never completed. Our complaints about the out of plumb walls were ignored rather than answered. We are listing the defects here in the same terms we reported them, so the record is consistent.

NHBC CLAIMS AND INSPECTIONS

Where the claims stand

After the defects went unresolved with Bellway, we raised a claim with the NHBC covering the reported items, including the out of plumb walls and the brickwork. Inspections were arranged and carried out to assess the defects. We attended and provided the details we had recorded. So far these claims and inspections have not produced a clear result. We are continuing to follow up and will keep this record updated as things move.
